Spitalfields 19th century warehouse reborn

Victorian character, contemporary cool


Acting on behalf of developers Chapman Button, we acquired a classic 19th century warehouse in Spitalfields.

The sale attracted a lot of interest and was subject to a tender process, so our unique understanding and previous experience of warehouses was essential.

We recommended the buyer appoint Chris Dyson, a local architect who lives and works in Spitalfields as we were confident in his ability to obtain planning permission (not to mention his technical and creative skill). He worked with the developer to create a beautiful and sympathetic conversion, which stayed true to the unique character of the building but breathes exciting new life into it too.

Within months, the Victorian warehouse was transformed in to three luxury loft apartments. The 600sqm refurbishment preserves the original character of the building, with a simple palette of new materials such as clear and translucent glass, powder coated aluminium framed doors, concrete kitchen fittings and lime-washed oak floorboards throughout, making it a beautiful and sensitive renovation.

Space Station’s unique experience with similar buildings meant we were able to offer the developer an expert service, from acquisition to final sale.

Introducing three cash buyers and exchanging contracts way before the project was completed ensured that the developers’ exposure and cash flow was protected. Our involvement meant the whole process was smooth, from the acquisition right through to the completed sales.

Featured in both Architects Choice and Homes & Property it’s a remarkable and beautiful project and one that we’re proud to have played such a leading role in.
